That honesty is paired with an impeccable eye for quality and value. Too many people either can’t spot quality issues or don’t have the integrity to let their buyers know. He steered us clear of a few nightmares and stuck with us to find the perfect home. We just closed on a home with him after a long, difficult search in a tough market. WrightDavis has been my property manager for over six years now, and I have been so pleased with their service, professionalism, and communication. The owner even wanted to talk with me for half an hour over the phone when I first signed up to answer questions and explain their policies further. I live in another state but it seems much more personal since I am always looped in and know what is going on at my property.Danielle K has been my main contact and she promptly communicates with me and provides details regarding the property I rent out. If work needs to be done Danielle provides explanations and photos, checks for my approval, and communicates via email or phone.WrightDavis did the appropriate background checks on tenants before renting my place, then during the pandemic when they couldn’t enter the property they had the tenants take photos before renewing the lease. Danielle sent me 84 photos last time! I haven’t had any issues as I had with other property managers. I only have good words for this company!

The negotiation took approximately 2-3 weeks and she researched the comps in the neighborhood and provided additional accurate information to the owner to assist him in coming to a fair compensation number. I am in the process of moving into a WrightDavis managed property in Riverview and the experience has been excellent so far. Tiffani has been fantastic and very responsive and the property was actually nicer than the pictures in the listing. As I haven't moved in I can't speak to the maintenance requests but the process is laid out pretty clearly and their portal and processes so far have been pretty straightforward so I don't see any reason why there would be an issue.

When we had to unexpectedly rent out my parents home for them, I initially chose another agency, and it was a hassle the beginning. After switching to WrightDavis, things have gone so much smoother. All the employees that I have dealt with have been extremely professional. They get things done quickly and efficiently when things need to get done. If I have a question or concern, they always have an answer. They seem to have a network of contractors to fix any problem. They also work to resolve any HOA issues. Being that I was out of the country during the first years of renting the home out, this was extremely helpful. This was my parents dream home, and I'm thankful for Belsie T and the rest of the staff for helping us take care of it.

Now this review will be unique as it pertains to me almost moving into this Wright Davis property. Tiffani, was my direct connect/contact and was helping me find a new home in a short period of time. I began the process of application after inquiry and she was very responsive (quickly), showed me the clean process and we began. Now, this particular property was stated as online available 2 weeks prior to when it actually was. My recommendation with Wright Davis is to connect and thoroughly understand the process. The problem that I had was that I was required to sign a lease for a date that was not advertised. Problem 1. This is when Tiffani, really began to act. I stated I needed to be in before the lease date. I was approved by them the homeowner, but needed to final formality of HOA approval. Typically the most painful part because it may not happen quickly, due to HOA meeting dates and frequency. I made it clear that if I couldn't move in, we would have to terminate the lease. Well, as life would have it, I was made another offer for a career position, accepted it and moved to Austin TX. I immediately wrote Tiffani and originally the response was you signed a lease and we can't help you. This is when a phone call was made and Tiffani's human and customer service skills truly kicked in. We spoke like human beings, she was empathetic and sympathetic to the situation. She said she need to go do her job and she would follow up. Well, folks follow through and up is what she did. In the end it took only 10-12 days to resolve, but my deposit was fully refunded, and my $100.00 HOA fee was refunded. This is what happens when Savvy, intelligent and customer service driven people do with their clients. A little bit different story than is normal here, but one I feel I have a responsibility to recognize Tiffani and her commitment to Customer Service, doing what is Right (all the time) and being respectful, professional, timely and genuine, the whole way. She chose the right thing to do and when I move back to Tampa. Tiffani will be my 1st call for leasing. Thank you and hope this beneficial to those who read!!

I am so pleased to share a great experience with a property management company - which, by popular consent, is not the norm. Mostly because of the disconnect between the person behind the desk, the feet on the ground, the time-lapse and what transpires in-between. Not in this instance with Wright Davis Property Management.It took a total of 17 hours from submitting my service request at 5pm to dispatching an HVAC tech to complete it at 10am the following morning !! I'm updating my review below from 3 years ago. I was very impressed with WrightDavis then, and I am even happier and more impressed now. Jennifer Wood went above and beyond as our manager. We had a Section 8 tenant for three years who was denied her Section 8 Voucher by the Tampa Housing Authority (THA). Jennifer worked tirelessly with our tenant and the THA to resolve this situation. Our tenant is now receiving her voucher again and we are able to keep a great long-term tenant in our property. Plus, Jennifer negotiated a modest rent increase from THA to boot! As an investor with properties across the country, WrightDavis is one of the only Property Management companies where I truly feel like I am receiving my full money's worth for the management fee. Applied for the home and felt comfortable with this management company. Unfortunately, the owner of the home ghosted us all. I recently relocated to Tampa for a new job. The first few apartments I toured myself wher not as advertised . I was about to get discouraged that I would not find an apartment and location that was up to my standards. I decided to call wright Davis and after the first phone call my apprehension was erased , iris was very knowledgeable about the local areas , asked all the right questions and after 10 minutes had a clear idea of my criteria. I received an email with a few potential properties within 25 minutes along with detailed amenities, local establishments , essential everyday necessities , and a brief description of geographical landmarks , an attached side note with no pressure to take my time and given 2 contacts to reach back out to. I was so relieved by how informative they where about the city, how perceptive they wwere to gage my needs and lifestyle . When I saw 3 that I felt a perfect fit , I reached back out to the property manager the next afternoon, I was going to schedule for the next day or when time permitted for them and she immediately put me at ease and understood my situation and showed me the 3 properties that very day , I mean I'm 3 weeks away from one of the biggest moves of my life and not to have an anchor would have been stressful. I loved 2 of 3 . I went back to my air b n b and just let one come to me. I called the next morning told them my choice , and filled out the applications online. Three days later I received a call , got approved, came in and had my keys that day, they where so professional but light hearted and positive the whole time . I would like to take a moment and mention a few things I experienced with Wright Davis, My wife and I moved into our first home that is currently managed by Wright Davis this past weekend. On the morning of our move-in we experienced some trouble gaining access to an email that contained the code to our lock box on the front door. We panicked a little bit as we had movers scheduled to come and bring our things. With the office being closed on weekends we were truly not sure how we were going to gain access to the home. After some research I was able to make contact with Mr. Wright personally. He called me within minutes and first and foremost apologized sincerely for the issue we ran into. So first things first, this company is simply fantastic. Not sure how else to put it. I was living in a large apartment complex before and decided it was time for a home. Found a home I liked through Zillow and that lead me to Wright Davis Property Management and I was able to set a showing immediately. The house was lovely, clean, in a safe area, with well kept lawn care. After seeing the house I feel in love with it. Me and my fiancé applied for it and are currently sitting at our new home and couldn’t be more happy.Happy story aside here’s why I really wanted to rent through this management company. I had initially looked at a different home through the same company which was rented out since I took too long to apply. I shrugged it off and kept looking through the usual Zillow, Trulia and every other large online site out there. Although those are fill of great houses they are still simply portals for property management companies to display their rentals. With every other company e and my fiancé kept running into the same problem; they were large national corporations who ran their properties virtually. It became nearly impossible to get a hold of a real human and when we did they were based out of a different state with no local offices. It made me realize how easily it had been to get a hold of someone at Wright Davis so I decided to just check out their official site. I saw a house that was too good to be true so I call them and once again I was able to get a showing almost immediately, I was able to find their office locally and most importantly able to go in person and have a meeting with Shelly who was absolutely amazing. She walked us through the process and worked with us and our specific needs to ensure we had a house that was a good fit for us. Me and my fiancé spent weeks looking for a house online with zero results. However, within a week of us starting to work with this company we had found a house we loved, applied, and were approved and had a lease signed. I have been renting through Wright Davis for over 3 years, and it has been a really wonderful experience. We rarely have any issues, but on the few occasions I had to request maintenance they would respond immediately, and someone would be available for the repair as soon as my own schedule allowed. We wanted to purchase a property in Florida to rent out now, and spend winters in in our retirement. We went to WrightDavis thinking that we could get both help choosing a place that would rent well and then get help renting out the property. From the moment we walked into WrightDavis, we felt like important valued clients. They were professional and extremely helpful. Once we purchased the property, Shannon became our property manager and she is amazing. She is always full of wonderful advice when we need it, patient with our millions of questions and her response is quick. We live in Canada, so there were a few extra hurdles as none of our communications have been in person, but Shannon has definitely exceeded our expectations. From a New Landlord point of View. Read to the end.The first year with Wright Davis was frustrating and really hasn't quite worked the kinks out.Joe the face of the company, he was professional, reassuring and trustworthy, so was his father who was the one who showed my property to future tenants.Once you sign the contract, WD finds the tenant and collects almost the entire first rent for the finders fee. The fee is 10% each month for management, no other fees. But then you get shifted to the office staff who seem like they have no clue how to manage properties, the confusion and miscommunication is ridiculous for a seasoned company.Im in a great area so a tenant was found, I was told to choose out a few applicants not knowing much about them except the credit score, how much they make and number of people in the family(I guess this is standard). Once we chose, an extra person showed up on the lease. I brushed it off and asked and was told it was a mishaps. Ok, no biggie.Come to find out the new tenants were spanish, again no biggie until I found out "NO ONE IN THE WRIGHT DAVIS OFFICE WAS BILINGUAL."So as the tenants were sending in work orders, the office staff was sending google translated emails trying to figure out what the real issue was.This was grueling, 6 months of this and I was ready to burst. Here I am paying some company to manage and Im doing half the work. Second year, new tenants because who would want to stay where their not understood. I was told no increase on rental fees, even though everything fluctuates around the world, not to mention all the repairs I made for the past tenants. Ugh..Then I talk to a few seasoned realtors, rental investors and checked Rent o Meter for my rental area and Wright Davis quoted a rental price that is $200 less than what I should be charging but my new lease with new tenants is already signed..So Im stuck with the rental amount. Not a fan of their maintenance vendors overcharging for repairs/parts but your welcome to higher your own.9/14/2018 Update1 month in with 2nd lease, since the review Ive spoken to management and discussed prior year issues. About 90% of prior year issues have been addressed/resolved and were more confident with the customer service of Wright Davis. Shannon and Kayla are rockstar communicators and Joe even crept out from behind the scenes to smooth things over. I only wish we'd been offered a lower percentage fee for the the first year issues as a good will gesture to repair the relationship.10/4/18 Update Sidenote: Ive been reaching out to other PM companies and they all vary, but the percentage found was (8% fee vs 10%), and new tenant fee was around ($600ish vs 90% of first month rent), also the companies have long relationships with their vendors. My advice, call around and read lots of reviews!!10/24/18 Update: We've worked out the kinks at this point, very satisfied with the customer service and staff at Wright Davis. Communication and service has been transparent and we have a good working relationship at this point. I highly recommend their services.

I applied for a rental property managed by this company. We ended up renting a different place, but the level of service, care, and responsiveness from Christine and Shellie was SUPERB!! They were extremely prompt with replies to my Zillow request, emails, and phone calls. A viewing was arranged promptly, and my application was screened and processed with a decision within 2-3 business days. After dealing with so many unresponsive or unprofessional property managers and owners during my 2 month search, I can firmly say that Wright Davis Property Management is a diamond in the rough! I rented at wright Davis about 2 years ago after moving from San Diego. I put in my application online it cost $75. I was assured by my property manager that the home was very clean and ready to be moved into. I never got to view it in person but had to go off of pictures and the word of Wright davis. I put all my faith in them and was not let down. The move in process was easy and the home was in perfect condition. I have been very happy with this company you can trust their word and that means alot.

I recently contacted Wright Davis looking for a realtor to assist me in my housing search. Multiple attempts to reach other realtors by phone proved to be extremely frustrating. My first point of contact was a lady by the name of Shelly who was polite and courteous and assisted me with the several questions and scenarios that I presented to her. Without missing a beat, she answered my questions and explained the reasoning behind each explanation, she also directed me to their website with the vacant properties that were on the market as well as what their criteria is for renting one of their homes. She explained they were a property management company not a realty company. I asked the difference between the two and she was thorough in her explanation to me. Shelly also gave me pointers of what to ask in my search for a rental home. I thanked her for her professionalism and time. Several hours later I had a few more questions, called back and spoke with a gentleman by the name of Phil who was just as professional. He mentioned he was a property manager which lead me to my next barrage of questions for him. I told him what I was looking for and we went back and forth obtaining information from one another, the properties he managed personally sounded fantastic but not in the area I wanted. He mentioned a lady by the name of Christine who wasn’t in the office, he obtained my name and number, so she could call me. The customer service I received was incredibly refreshing. My next set of questions dealt with maintenance requests during and after business hours. Phil answered those questions and went a step further and transferred me to a young lady by the name of Shannon who handles a majority of the company’s maintenance requests. Shannon explained the procedures of what is considered an emergency and how they go about making sure all requests are taken care of as quickly as possible regardless if an emergency or not. Just to be clear at this point I have spoken to 3 individuals that went above and beyond to make sure all my questions were answered satisfactorily which led to my request to speak to their manager whose name is Kayla. She was as pleasant as the rest of her team. I look forward to Christine’s call and continued professionalism that was displayed by this company. It seems today if someone doesn’t get what they want they write a negative review about a person or company, well this is my positive review. Thank you for answering all my questions and I look forward to becoming one of your tenants.

Joe Wright has been managing my property in Brandon for over 1 year. We could not be more pleased. My main concern was not having to deal with the "hassle" of renting but still being able to generate some passive income. Renting this property with Joe serving as the property manager has turned out to be a great financial decision for our family.

Looking for a home is extremely frustrating, nerve wracking and stressful. Called Wright Davis Monday and spoke with a lady by the name of Shellie who set me at ease. She explained the application process and directed me to their website to read their criteria in full. They accept multiple applications which was a turn off, but as she pointed they do not hide that fact either. Shellie went on the explain that the owners of the home select their tenant. If you're not selected by an owner and you meet their criteria you can be pre-approved in house and not pay additional application fees, talk about score!! The application fees kill me. I learned they do a hard pull and verify everything on the application. She made me feel at ease, now I need to decide which home I want and have a back-up in case the owner does not select me. Shellie was patient and very factual in her responses, she ended our call telling me that if I had any other questions regardless of the nature to give her call. I look forward to having a long term relationship with this company.

Wright Davis started as my property manager. They have a wealth of knowledge. If a tenant wanted something replaced they informed me if it was a requirement or option. They were very responsive and focused on making it right if there was ever an issue. They did such a great job managing I used them to list and sell my home. He priced it right and was a strong negotiator. I would definitely use them again if the need arose.

Deciding on a property management company is the next biggest step after closing on a rental. I took my time and compared pricing and contract terms between multiple property management co's in the Pasco & Tampa area. After phone interviewing each one, Joe Wright (owner) came across as very genuine and looking to build a win-win relationship. Initially, it seemed almost too good to be true, so I held back on my reviews waiting to see if they'd live up to their claims. We're currently almost at our one year mark and I can say that the Wright Davis team has been nothing but helpful. They're responsive, very pleasant to work with, have great attitude and are flexible to meet your property needs. I couldn't be happier to have found a Property Management company that gives me peace of mind. Update 2017: After two years, still just as good. Moving my rating up to five stars.Our property sat vacant for 10 months. Using the site/tool Thumbtack, I found three new property managers. Wright Davis Property Management stood out. They were straight forward in their presentation, honest, and most importantly, direct as to what they would deliver. No company is perfect, and so what becomes critical is how that company responds to bumps in the road. Joe's team has always gone the extra mile, and within 30-days we had a tenant. I'll update in a year, but if the first part of this process is as good as the ongoing management, we will rest easy.

I leased with Wright Davis a few years ago for a couple of years.I honestly had no bad experience. The home was ready for us when we moved in, and when we did have maintenance issues, they were addressed pretty quickly. We had a fridge that went out and was replaced the next day.Everyone in the office was always nice, helpful. The application process was pretty quick, I didn't have to wait weeks for a response.When I moved out, I received my deposit back, so I have no complaints.Overall, it was a great rental experience and I would definitely recommend living with them!

The home we moved into was new under the management of WrightDavis and while beautiful, had some issues discovered upon moving in. The largest of which was our AC. It was extremely old and undersized, causing astronomical electric bills once the summer heat hit (in April). We all know replacing a whole AC system and Handler is no small undertaking, and while this property had multiple owners under a trust, Kaitlin was ruthless in not only securing reports from vendors to convince the owners of the need to replace it, but fought for a reimbursement for the large increase in our bill during the time they were being indecisive. It may have taken a few months, but she did it!I have rented for many years and the professionalism, kindness and tenacity of this property managment company has been stellar. Every other little issue we have had has been handled through great vendors and in a timely manner. I cannot speak highly enough of Kaitlin and the team WrightDavis has behind them.

We found his straight-forward demeanor combined perfectly with his professionalism and genuine concern for clients to make us feel completely comfortable with him. Shortly thereafter, our situation changed and we decided to sell our house rather than rent. Like a true professional, Joe transitioned seamlessly to be our real estate agent. It may be overwhelming for some to work as both a property manager and a real estate agent but Joe handled it perfectly. For the two or three times that he didn't, my phone calls were returned within 15 minutes. His e-mail coorespondence was prompt, concise, and articulated very well whatever the intent was. No ambiguity or vague statements with Joe; he gets it done. Incredibly, Joe was able to have six potential buyers come through our house in the first two weeks. We received two offers on the same day and Joe gave us great advice on which we might want to take and how we should proceed. At no point did we feel pressured. The closing was as flawless and painless as Joe could make it. We couldn't be happier and I can't say enough good things about Joe.
